LOT & HOME SALES


CAUTION: While we try our best to give you a complete picture of real estate transactions here at the Ranch, we take no responsibility for errors or omissions. Our chief source of information is the Multiple Listing. We know of properties on the market that are not listed (the developer normally has many such lots), others that are sold without benefit of agents, and yet others that are going through the foreclosure process. In addition, sales fall through, escrow sometimes takes months to close, and listings are occasionally removed from the market by the seller. So monthly reports are never the full story.

Keep in mind that there are four approximate sizes of lots here, which accounts for part of the wide range in prices. For homes, a major price factor is size, which can range from 1750 sq. ft. to 8000 sq. ft. or more. Quality of view, quality of construction and motivation of seller also play a role. Also, listed sale prices can be misleading, because there are many ways that an agent can make those prices look better than they actually are. 

For properties in escrow, the price shown is the listed price, not necessarily the final price. This is because the owner may not want it to be public knowledge what price has been negotiated with a tentative buyer on a deal that could fall through.

Lots are here designated as 1, 3, 5 or 10 acres depending on which area of the Ranch they're in, even though actual acreage may vary significantly. Almost all of the "1-acre" lots are less than an acre, and some are closer to half an acre, but one is almost three acres! Some "3-acre" lots are actually closer to 5 acres, and one "10-acre" lot is almost 15 acres.

Note: sometimes there are delays in obtaining the data which cause some of the figures to be several weeks out of date.
